 SITE PREPARATION

  1. All clearing, excavation, backfilling and grading necessary for the construction of the house to be built, including driveway, utilities and septic system. Tree removal and grading is at the sole discretion of Chaves & Cincotta, Inc.
  2. Chaves & Cincotta, Inc. will be responsible for foundation location and the determination of all grades, elevations.
  3. All footings and walls meet local and Massachusetts building codes.
  4. Foundation walls – poured concrete, 8" thick on continuous footings – 3,000 P.S.I minimum.
  5. Asphalt sealer applied to foundation exterior.
  6. All basement windows – primed and glazed.

 FRAMING AND SIDING

  1. Roof and sidewalls to be ½" CDX plywood, 2" X 4" Kiln Dried Framing.

  2. Exterior vapor barrier.

  3. Siding - Vinyl

  4. Subfloor – ¾" T&G plywood, glued, nailed and screwed.

  5. Exterior Trim - Pine
  6. All plates and deck material (if applicable) to be pressure treated lumber.

 ROOFING AND GUTTERS

  1. 25 year architectural shingles with tar paper underlayment, choice of standard colors.
  2. Continuous ridge vent.
  3. Aluminum soffit vent.
  4. Seamless gutters and aluminum downspouts.
  5. Ice and water shield.

 WINDOWS AND DOORS

  1. Anderson Windows, double hung, thermopane glass, tilt-in/take-out type, with grilles and screens. (White Exterior)
  2. Front Door – steel insulated with panels/side lights, if applicable.
  3. All other exterior doors to be steel insulated.
  4. Garage doors – to be flush, insulated and primed w/auto openers & keypad
  5. Molding – first floor front windows.
  6. Casement kitchen window.  kitchen casement, no grilles.

 HEATING

  1. System to be Forced Hot Air, two zones by oil with central air.
  2. Electric water heater.

PLUMBING

  1. 5 foot, one piece fiberglass tub/shower unit for each full bath.  (white)
  2. Energy efficient toilets.
  3. Single bowl stainless steel sink in kitchen.
  4. Two sillcocks, one each in front and rear of house.
  5. All water pipes to be copper, & plastic tubing with proper hangers and supports.
  6. Ice & Water Line
  7. Private well, to state code.

 ELECTRICAL

  1. 200 AMP service, or to code.
  2. 220 volt outlet for dryer.
  3. 220 volt for range, is electric.
  4. Hard wired smoke detectors.
  5. Wired for flood light.
  6. Wiring for all exterior light fixtures/post lamp.
  7. Light/exhaust fan in each bathroom.
  8. Front and rear doorbells.
  9. Telephone jacks.
  10. Cable hook-ups.
  11. Two exterior outlets, one in front and rear of house.
  12. $1,000.00 allowance for all electrical fixtures.
  13. Roughed for Security

 INSULATION

  1. Walls – 3½" batts with vapor barrier, to standard code.
  2. Ceiling – 9" batts, to standard code.
  3. Basement – 6" batts, to standard code.
  4. Garage house wall – 3½" batts, if applicable.

 EXTERIOR PAINTING

  1. Metal surfaces – two coats of oil base enamel.

 WALLS AND CEILINGS

  1. Walls to be ½" blueboard/hand plastered, smooth finish.
  2. Ceilings – textured finished.
  3. Indentured ceiling in dining room, (signature ceiling).

 INTERIOR TRIM

  1. All interior doors to be six masonite.
  2. Window and door trim to be Stafford pine casing.
  3. Baseboard – Speed base colonial pine casing.
  4. Chair rail, wainscoting & crown molding in dining room.
  5. All closets to have metal reinforced shelving.

 INTERIOR PAINTING

  1. Walls – one coat of primer, one coat of latex flat. Three
    color choices from standard selections.
  2. Woodwork – painted
  3. Metal doors – two coats oil base enamel.
  4. Benjamin Moore (or equivalent).

 FINISH FLOORING

  1. Carpeting allowance - $18.00 per square yard installed.
  2. Kitchen, foyer and baths tile allowance - $7.00 per square foot installed.
  3. Oak hardwood flooring - $7.50 per square foot additional.
  4. Hardwood floor in Dining room, Foyer, & Up Hall 2" white oak included
  5. Hardwood Treads

 KITCHEN CABINETS AND BATHROOM VANITIES

  1. Kitchen Cabinets, Bathroom vanities and Granite countertops allowance to be $12,000 installed by Kitchens R'uss.

 KITCHEN APPLIANCES

  1. Appliance allowance - $1,500.00

 MASONRY

  1. Brick hearth and chimney, custom wood mantel.
  2. Brick front steps, constructed on location.

 DRIVEWAY AND WALKWAY

  1. Asphalt driveway, one car width, flaring out to two car width at garage.
  2. Flagstone walkway, dry set.

 LANDSCAPING

  1. All disturbed areas will be loamed, then hydroseeded. On an average this includes 20’ on the sides and 40’ front and rear unless otherwise restricted by conservation land guidelines.
  2. 10 shrubs, to be planted and mulched.
  3. Pressure treated retaining wall and steps for all two car garages under homes.

*Note: Buyers to select carpets, appliances, countertop colors, flooring
and bathroom fixtures as designated by Builder.  Choice of such materials are subject to the availability to the builder from his suppliers and distributors.

*Builder reserves the right to substitute products of equivalent value and quality.
